On Saturday, December 17, 2022, Central Utica Building (CUB), a group of local physicians, held a groundbreaking ceremony to commemorate the start of construction on its medical office building (MOB)/ambulatory surgery center (ASC).
“We are so pleased to officially kickoff construction on the future medical office building that will not only provide state-of-the-art care in an outpatient setting, but will support the Wynn Hospital located across the street,” said Michael Kelberman, MD, CUB board chairman. “This is a great example of what can happen when organizations work together to create progress for our region. Not only will the combination of the Wynn Hospital and MOB/ASC help with physician recruitment, but it will allow for the use of new technology and procedures that were previously not available in our area. This means fewer people will need to travel to larger cities for advanced care.”
The new building, located across from the Wynn Hospital on the corner of State and Columbia Streets in Utica, will be three stories high and 94,000 square feet. CNY Cardiology (CNYC) will occupy 28,000 square feet of the MOB and Mohawk Valley Health System (MVHS) will occupy 40,000 square feet with the balance of the space available for additional rentals. MVHS services will include the ASC, Radiology (CT Scan, Fluoroscopy, Ultrasound, Pet Scan and General Radiology), a Lab Service Center and myRx (an employee pharmacy). Additionally, MVHS physician practices that require access to the Wynn Hospital will be located in the new building. These include Advanced Endoscopy, the Comprehensive Stroke and Neuro-Endovascular Program, and General and Cardiothoracic Surgery.
“I am so excited for work on the MOB/ASC to officially begin,” said Darlene Stromstad, FACHE, president/CEO of MVHS. “Having physician practices in a MOB/ASC next to The Wynn Hospital will bring 30-40,000 patients/year from both local and surrounding counties down to the new medical campus which helps reinforce that important referral pattern and expectation that this is where they go for medical care. Additionally, the proximity of the building to the Wynn Hospital provides a convenient medical campus for patients, providers and staff along with almost immediate access for providers to see and/or treat one of their patients in the hospital. This is a wonderful addition to the Wynn Hospital medical campus.”

The cutting edge services that will be housed in this building, and the extraordinary doctors who will be providing care, will help to establish an unparalleled medical campus in downtown Utica.”
Foit-Albert Associates was tasked with designing the Building and the Cardiology Suite for the Building Owners. Mohawk Valley Hospital System (the tenant) engaged Dwyer Associates to design their Ambulatory Surgery Center and Radiology Suite, along with all their subtenant fit-outs. CHA rounds out the design team by providing the right-to-build and civil engineering and acting as the CUB owners’ representative/project manager. Hueber-Breuer Construction Co, Inc out of Syracuse was hired as the Construction Manager.
